Below is a list of minimum requirements and qualifications the management utilizes to determine the eligibility of each applicant. The information below is provided to give an understanding of the qualifying procedure. The items below are necessary to assure the proper review of the application package. We cannot hold an apartment or process the application if we do not receive all requested documents and I.D. If you do not fully fill out the application it will be an automatic denial in the system so please make sure to fully fill out all parts of the application.
Credit Report: A credit report will be obtained for all applicants. Negative credit information will be reviewed as to the age of the account, account type, the extensiveness of the negative debt and overall credit score. Outstanding judgments or liens will not be accepted.
$45 administrative fee -one time, and $45 application fee per applicant. Each person over the age of 18 who will reside in the apartment will need to fill out an application. These fees are non-refundable. No exceptions. There is a section in your application to add roommates. If you do not see this section, please ask the property manager to add your roommates.
Rental History: Positive rental or mortgage payment history for one (1) year is required. No evictions. Delinquent rental payments and/or failure to fulfill terms on prior lease are grounds for denial. Students or first time renters may require a cosigner. We do verify rental history.
Employment History: Current and/or previous employment for twelve (12) months is required. New employment requires offer on official company letterhead. Students may require a cosigner.
Income Verification: Previous year’s tax return, and/or 3 months of current pay stubs required. Income must be verifiable taxable income. Students may provide financial aid documentation. Upload these items within your application portal.
Income Requirements: Applicant must have 33% rent to income ratio. Income must be verifiable taxable income.
Criminal Background Check: A criminal background check will be done on each applicant. Record of any felony or violent criminal past in the last 30 years will be grounds for denial. Any convicted sex offender’s application will be denied.
A current Drivers License, state ID or Passport must be provided.
Co-Signers Qualifications: (A co-signer is agreeing to pay the rent if you fail to do so.)
1) Rental History: Must have positive, verifiable resident history of three years.
2) Employment: Have verifiable employment history of three years with salary grossing four times the rent amount.

3) All co-signers must fully and truthfully fill out a rental application.
4) Co-Signers must sign the lease and all rental documents at the date of move-in.
5) Public records will be checked on all co-signers for the following:
a) Eviction records for the four years.
b) Any pending felony charges.
c) Criminal records for five years.
d) Any convicted sex offender’s application will be denied.
e) Record of any felony or violent criminal past in the last twenty years will be grounds for denial.
***The signature below acknowledges that I have read and understand this document and have received a copy. I give permission for management to obtain my credit report and any applicable information in review of my rental application. I also understand that the deposit given to hold the apartment is non-refundable if applicant (s) cancels 72 hours after the receipt of the application and deposit. I also understand the application and administrative fees are non-refundable.
